Trends come and go. Open floor plans, smart home systems, and interior finishes change every decade. But location remains stubbornly dominant.
This isn’t just about prestige neighborhoods. It’s about infrastructure investment, zoning stability, future development constraints, and demographic migration patterns. A modest home in a structurally strong location will almost always outperform a luxury home in a fragile one.
Liquidity and Downside Protection
Buyers often overvalue interiors because they’re visible and emotionally persuasive. But interiors are replaceable. Location is not. You can renovate a kitchen. You can’t move a coastline, a school district, or a transit hub.
A strong location also protects downside risk. In market corrections, high-demand micro-areas lose less value and recover faster. Liquidity becomes a survival advantage, and location is the main driver of liquidity.
